The Building Automation Technician is responsible for the safe and efficient operation of the Building Automation Systems (BAS) at all campuses. Proven experience with HVAC BAS controls with a high level of independence to ensure maximum occupant air quality comfort is achieved. Responsibilities will include maintenance and repair, installations of HVAC/lighting controls, upgrades to building automation systems, and continuous re-commissioning. The incumbent will write and debug computer programs for the building automation system, such as energy consumption reports and utility distribution reports. The Technician will perform software/hardware calibration required for proper equipment and efficient system operation.
Successful candidates will be required to conduct work within Ontario and must be available to work on campus as this position is scheduled to work on campus 5 days per week.
RESPONSIBILITIES:
Maintenance/Repair/Service/Upgrade
- Responsible for all maintenance and repairs, service, and programming changes to building automation systems at all campus locations as required
- Respond to work request generated by Archibus regarding temperature/humidity, air quality, noise complaints due to HVAC and lighting within space/facilities with integrated controls
- Monitor systems remotely via the BAS for mechanical or technology problems that affect occupant comfort
- Upgrade old end-of-life controllers/devices with current technology available, including meeting with vendors for review/research new/upcoming technology
- Use technical knowledge and experience to conduct check-out, verification, and calibration
Project Design/Consultation
- Meet with project stakeholders to discuss building automation requirements for new projects, HVAC design for new space with considerations on space usage, current state, and expectations of new space
- Coordinate with engineering consultant for design development as required
- Support the bid process from a Building Automation System (BAS) design perspective
- Attend construction meetings to ensure the system’s physical completeness is in accordance with installation drawings and the scope of work
- Review specifications and drawings for renovations and new construction to drive innovation and compatibility with the existing system
- Re-commission of mechanical systems, including VAV/VVT zoning, boilers, chillers, pumps, and fan systems in conjunction with other trades staff and maintaining accurate documentation of such systems.
- Make recommendations to the management team regarding energy efficiency, including monitoring usage and power quality, etc. through the BAS and take meter readings
Installation of BAS
- Develop accurate designs that meet functional, technical, and budgetary requirements
- Generate Bill of Materials (BOM) based on design and source equipment, obtain quotes place purchase requests, arrange deliveries to sites, and oversee inventory
- Perform installation of BAS components, including running power(<50VAC) wiring, communication trunk and termination of field devices
- Use hand and power tools to complete the installation
- Program field controllers utilizing proprietary software, download program, perform point-to-point verification, and commission systems
QUALIFICATIONS:
Two-year Diploma in Electronic or Electrical Systems Technician, Building Systems Engineering Technician, or related field is required
- Minimum eight years of experience working on complex Building Automation Systems
- Additional courses required:
- CCT and/or PCT and/or PCCL Programming.
- Commissioning and Troubleshooting System Extended Architecture (BACnet)
- Open protocol such as BACnet/N2 Bus
- Desigo Workstation 1
- Good working knowledge of HVAC control wiring, electrical controls, and hydronic systems and operation including variable frequency drives
- Excellent communication and interpersonal skills with a focus on customer service and putting the needs of the client first
- Thorough knowledge of blueprint reading from architectural to mechanical and electrical drawings, understanding of contract specifications
- Overtime work may be required including before/after normal workdays and weekends for special events, operational shutdowns, etc.
